Our national network of disrepair experts are qualified members of the Royal Institute of Chartered Surveyors (RICS), who regularly undertake residential property inspections for Housing Disrepair, in connection with Landlord and Tenant Disputes. Our multi-skilled team provides the seamless service we’re renowned for, leading the industry and delivering reporting the MLA way. Our dedicated Case Handlers will be your one point of contact throughout and will ensure your client is always well-informed and feels at ease
An experienced Chartered Surveyor will attend the property for inspection and complete a detailed Part 35 expert report on the items of alleged disrepair, which are attributable to a breach of the express repairing obligations contained within the tenancy agreement, and/ or amount to being a breach of the implied repairing covenant contained in S9A, S10 & S11 Landlord & Tenant Act 1985, and/ or actionable defect within the meaning of S4 Defective Premises Act 1974.
The Chartered Surveyor will inspect the property both internally and externally and each item of disrepair is individually assessed. An opinion will be provided on each item of disrepair with regards to causation together with photographs and a detailed response to each including associated costs which will be set out in a Scott Schedule.

Got a female assessor as asked for. Seen promptly, just the questionnaire was very long and especially when seen after few months from accident, makes it difficult to answer quicker.
